How Does New Development Affect Home Values and Daily Life in North Texas?

by Brando Villatoro

North Texas keeps growing, and new roads, shopping centers, employers and schools can change a neighborhood quickly. For buyers, new development can bring convenience and long-term growth. It can also bring construction noise, traffic and tax or fee changes.

What should you research before buying near new development?

  • Check the city or county planning website for approved projects.
  • Look up the school district’s plans for new campuses.
  • Ask whether the area has a MUD or PID, since these can add to your annual costs.
  • Review the TxDOT website for planned road work.

Does new development raise home values?
Sometimes, but no one can promise it. Values depend on supply, demand, interest rates and the quality of the community. Treat development news as one piece of information, not a guarantee.

What about buying new construction?
Builders often offer incentives, but you should still compare the price per square foot with nearby resale homes. A buyer’s agent can represent you at no cost to you at the builder’s sales office, but you need to bring your agent on your very first visit, before you register.
