What Should Dallas Fort Worth Buyers Know About the Housing Market Right Now?
DFW is not one housing market. Prices, days on market and negotiating power vary by county, price range and even school district. Homes in Collin and Denton counties can behave very differently from homes in Dallas, Tarrant or Ellis counties, so a regional headline rarely describes your street.
Why does that matter?
A buyer in a fast-growing suburb with plenty of new construction may be able to negotiate on price, closing costs or a rate buydown. A buyer shopping a tight-inventory neighborhood near the urban core may need a stronger offer. The only way to know is to study recent closed sales and current competing listings in your specific area.
How can you read the market yourself?
Look at three numbers: months of inventory, the ratio of sold price to list price, and median days on market. Compare each to the same month last year, not just last month.
Is now a good time to buy or sell?
That depends on your timeline, budget and comfortable monthly payment, not on predicting rates. Get pre-approved, compare your payment at several rate scenarios, and focus on a home you can afford to hold.
