DFW Foundation 101: What Buyers Should Know About Our Clay Soil
DFW Foundation 101: What Buyers Should Know About Our Clay Soil
Much of North Texas sits on expansive clay soil. It swells when wet and shrinks when dry, and that movement can stress a home’s foundation over time. Minor movement is common here and does not automatically mean a bad house.
When you tour a home, look for sticking doors, diagonal cracks above windows or doors, and gaps between walls and ceilings. Outside, check that the ground slopes away from the house and that the gutters drain well.
Get a professional home inspection. If the report flags concerns, consider a structural engineer’s evaluation before your option period ends. Ask the seller about past repairs and request any documentation or transferable warranties.
The goal is to know what you are buying, not to fear it. Shopping in Dallas, Tarrant, or Ellis County and want a second set of eyes? Brando Villatoro with Blue Mountain Realty Group at Real Broker, LLC is happy to help. Call (214) 271-4733.
